Best Kitchen Renovation – under $70,000 – 2022 CHBA National Awards for Housing Excellence
The family sought to modernize, add personality, and increase energy efficiency to what will be their forever home. The project was challenging from the start as timelines and budgets were squeezed by the necessity of asbestos remediation to keep everyone safe for both the short and long term.
The floor was reframed, and a shiplap subfloor was replaced with new plywood to ensure tile installation could meet industry standards. Insulation was enhanced and old incandescent lighting was replaced with LEDs to upgrade the thermal envelope and provide further energy efficiency. Finally, the kitchen was opened to the entertaining areas through the removal of a partition wall and the installation of a rustic, fir beam to support the ceiling and hand-framed roof.
This modern masterpiece now features energy-efficient windows, a classic white subway tile backsplash, and a dark navy slate floor set in a herringbone pattern. The new flooring now transitions into the original refinished oak floors. Window casings and baseboards were added to create a classic feel, juxtaposed with a steely blue wall. Crown molding acts as a transition to a ceiling clad in pine.
The kitchen features classic white shaker-style millwork and a large skirted ceramic sink for that signature farmhouse feel. Finally, the counters were extended to allow guests to sit and chat, making the space perfect for a family that loves to entertain, cook, and relax.
