What was the challenge?

Located in the city of Toronto, this renovation consisted of redoing the main floor extension and adding an upper level to the existing structure. Initially, the goal of the renovation was to add an upper level on the existing main floor extension. However, once the renovation began, thery found many faults in the existing foundation. Meticulously, they needed to rebuild the main floor extension to create a solid foundation for the new upper-level extension making this a more extensive project than planned. The client was willing to tackle the renovation and understood the importance of a solid foundation. By adding 350 sq.ft to the back of the home and giving it a 2ft in height extension on the main floor, the renovation resulted in a highly functional and spacious kitchen and an extra bedroom and bathroom upstairs.

The most challenging part was working by code on a structurally challenged property. The old joists were damaged and had lost their integral functionality. The main floor existing extension was completely gutted, and all joists were replaced to create a structurally safe home.

What was delivered?

Eliminating the load-bearing wall in the kitchen to create an open floor kitchen extending to a living/dining area gives more space for casual family gatherings. The kitchen space was previously filled with dated appliances and ceramic tile flooring. All appliances were replaced and brought up to date including a built-in microwave. A stunning grey quartz backsplash with matching countertops, built-in bench with storage, white cabinetry and light hardwood flooring now added a complete modern finish to the kitchen. The lighting throughout the home was given a complete face-lift incorporating modern pendants and pot-lights with dimmers. A new glass door was installed for a back entrance and the room became bright and connected with the rest of the main level, capturing sunlight with view a clear outdoor view. Solid light oak wood flooring was sanded, stained, placed at a 45 degree angle gives a modern finish, complementing the white cabinetry.
