What was the challenge?

The original 1974 layout of this North Vancouver home failed to take advantage of its stunning natural surroundings, including forested slopes, exposed rock faces, lush vegetation, and ocean views. The homeowners wanted a complete transformation to embrace indoor-outdoor living, maximize vistas of Indian Arm, and create a functional, modern space suited to their active lifestyle and remote work needs.

What was delivered?

This extensive renovation reconfigured the entire layout, removing walls and swapping the kitchen and living room to optimize flow and sightlines. Expansive floor-to-ceiling sliders and windows were installed to flood the home with natural light and connect it seamlessly to the outdoors. The design incorporates organic materials—earth tones, warm woods, and stone—for a serene aesthetic, complemented by energy-efficient upgrades like exterior insulation, triple-glazed windows, and an airtight envelope achieving a .45 ACH blower door test. Functional additions include a second office, a mudroom with a custom dog shower, and a walk-in pantry. Despite challenges posed by the cliffside location and structural requirements, the result is a luxurious, sustainable retreat that harmonizes with its breathtaking natural setting.
