What was the challenge?
The homeowners decided to embark on a renovation journey with the primary goal of transforming their living space into a more functional and valuable asset. By altering the layout, they aimed to optimize the use of space, ensuring that each room served a clear and efficient purpose tailored to their lifestyle needs. This strategic change not only enhanced the daily living experience but also increased the property’s appeal to potential future buyers. As the real estate market is highly competitive, the homeowners recognized that a thoughtfully designed home with modern, practical features could significantly boost the resale value. By investing in these renovations, they were not only improving their immediate quality of life but also making a wise financial decision for the future.
What was delivered?
The property was designed with increased value in mind for future rentals, targeting a young couple in the entertainment industry who prioritize hosting and require a home office. Enhancements include a luxurious master ensuite featuring a walk-in shower and closet, alongside an added tub in the second bathroom, catering to families planning for children. The kitchen boasts a large island and dining area, perfect for gatherings. Cozy elements such as a fireplace and automated blinds were introduced, utilizing durable, easy-clean, and allergen-reducing materials. The bathroom features a striking marble wall with LED accents, complemented by dark wood and light countertops, integrated appliances, waterproof vinyl flooring, eco-friendly countertops, push-open upper millwork, and fingerprint-resistant surfaces. Energy-efficient updates include appliances and insulation, alongside eco-friendly materials and non-toxic adhesives to meet safety standards, enhance air quality, and maximize natural light. Smart home features, LED lighting, water-saving fixtures, and an instant hot water faucet are integrated for convenience. The removal of the den allowed for an expansive 8-person dining area and open kitchen, complete with a ceiling-height pantry and large island, custom-built dining storage, and redesigned functional spaces. Additional features include a built-in TV console, walk-in closet, recessed wall in the ensuite, curbless shower, internal drawers, and millwork accessories like lazy susans, spice racks, and recycle bins. Soundproofed walls and floors, upgraded insulation, and spray-foamed window connections further enhance the living space. The project was managed within budget constraints by collaborating with a local millwork company and using cost-effective appliances and fixtures. A structural engineer was hired for concrete coring to accommodate lighting wiring and the curbless shower.
